Selections Stage

You are here. You have made all your structural enhancements and your plans have been drawn and approved. You are ready to begin the selection process for colors and finishes.

First, you will meet with our cabinet vendor to select your cabinet layout, colors and door styles. This is very important because future selections, such as countertops, backsplashes and flooring may be impacted by your cabinet design. You will have 2 weeks to finalize your cabinet design before your first meeting with a Forbes Capretto Homes Designer.

After finalizing your selections with the cabinet vendor, you will come to our Design Center for your first of two selection appointments with our designer. We will have 3 hours dedicated to working one on one with you to select the following items. We have provided you with estimated time frames that will be spent on each category:

  1. Siding Colors and Styles (30 minutes)
  2. Roofing Color (10 minutes)
  3. Exterior Trim, Gutter, and Soffit Colors (10 minutes)
  4. Front Door and Garage Doors Color and Style (10 minutes)
  5. Exterior Door hardware & House Number Plate (10 minutes)
  6. Interior Electrical layout, including recessed lighting locations (60 minutes)
  7. TV and Data Connections. (10 minutes)
  8. Final Review and Sign-off of Exterior Selections (30 minutes)

Exterior Selections and any associated change orders need to be finalized within 2 days of the first selections meeting. Finalizing these selections early is critical for many reasons, including:

  • Many communities require "architectural approval" of exterior selections.
  • Exterior Door and Siding are installed early in the construction process and have long lead times so we need to order ASAP.
  • Electrical designs impact fixture selections.

Next you will be meeting with our outside vendors to select:

  1. Plumbing Fixtures including faucets, sinks, bath accessories, tub and shower surrounds.
  2. Lighting Fixtures including exterior and interior lighting.
  3. Audio Visual and Security Vendor (If anything above the standard TV/Data locations are desired).

We allocate 2 weeks to complete and finalize these selections with the vendors. Please be proactive and timely with these meetings to not cause delays in the process.

After all your outside vendor appointments are completed and finalized, you will meet with your Forbes Capretto Homes Designer for your final Selections Meeting. We allocate another 3 hours for this meeting to accomplish any of the following applicable selections:

  1. Review of and final sign offs for all change orders/documents from the first meeting & outside vendor appointments (30 minutes)
  2. Flooring Selections including Carpet, Vinyl Plank, Hardwood, and Tile. (30 minutes)
  3. Wall tile for bathrooms, backsplashes, and Fireplace Surrounds (30 minutes)
  4. Trim selections including interior door profiles, Fireplace Mantels, Built-ins, and Trim profiles. (15 minutes)
  5. Countertop selections including material and colors (15 minutes)
  6. Interior Door hardware (5 minutes)
  7. Shower door and Bathroom Mirror styles and finishes (10 minutes)
  8. Paint Color (15 minutes)
  9. Final Review of all Selection Notes (30 minutes)

Over the next few days, you will work with our team to complete any outstanding selections and answer any last minute questions before we finalize your home.

Any remaining change orders will be sent to you via Authentisign for your approval. All change orders need to be completed before we schedule your Pre-Construction Meeting. Any changes after this point are subject to a late change order fee.

Your Pre-Construction Meeting is the opportunity to sit down with your Designer, your New Home Sales Consultant and your Construction Manager and ensure everyone knows exactly what is going to go into your brand new Forbes Capretto Home. This meeting is very detail oriented and we ask that you dedicate 2 hours of undisturbed time to this process. In our experience, this meeting prevents countless hours of questions down the road.

As you have imagined, there is a lot that goes into orchestrating the successful launch of a home building process and we all need to do our part. Please pay close attention to the timelines outlined above and throughout our partnership together, as everyone is relying on each other to do their part and get your New Forbes Capretto Home built.

After your Pre-construction meeting, your job is to sit back and enjoy your new Forbes Capretto home being built. Our team will be working behind the scenes to finalize all the required permits, home-site improvements, Purchase Orders, Job Schedules and so much more.

Do not worry, your New Home Consultant will keep you informed about tentative dig dates and your Construction Manager will be communicating with you regularly through the construction process. As we progress, our Closing Coordinator will be working with you, your attorney and if applicable, your lender to simultaneously prepare for closing on your new home. We involve you through the process so that you can enjoy this journey as much as we are as we build your dream home.
